Reservations All reservations require a 25% deposit by Pay Pal, personal check, or money order. Full payment will be due 60 days prior to your arrival date. Reservation changes are subject to a $25 processing fee. Reservations cancelled will be refunded if unit is re-rented. Cleaning Fee and Security Deposit A non-refundable cleaning fee of $110 will be charged. Excessive wear, carpet stains, & smoke odors, will be subject to additional cleaning fees. A refundable security of $200 also applies and will be refunded within 14 days assuming our home is left in good condition. Occupancy The maximum occupancy limit is 6 (complex rules). Please provide the total number of guests when making your reservation to ensure bedding and supplies are available. Unregistered extra guests may result in termination of your stay without a refund. Check-In Check-In time after 3pm. You may be able to check in earlier in the day if the house is not occupied. Check in information will be provided upon receipt of full payment. Review your check-in instructions thoroughly and bring them along with you. Check Out Check out time is 11:00 a.m. Wash the dishes, remove the trash, and launder the linens. Housekeeping will take care of any remaining items from your last day only. Late Check Out Late check outs must be authorized in advanced. Unauthorized late check outs will be charged one full extra day. If you get Locked Out There are two sets of keys in your lock box. Please leave one set in the lock box in case you get locked out. Be sure to immediately place the 2nd set of keys back in the lock box to prevent lock out. Compliance to Rules/Policies In addition to the rules stated herein, All guests must be in compliance with all complex house rules. Any violations of these rules may lead to eviction without refund. You may receive a list of the ‘Royal Kahili’ house rules from the on-site complex manager. Maintenance Please report any equipment failure to us immediately. We reserve the right to enter your vacation rental during your stay for repairs within 48 hours notice and without notice in an emergency. Construction Construction at areas surrounding our rental property is beyond our control. We do not offer refunds or discounts for construction noise or disturbances. If there is excessive noise beyond normal working hours, we will attempt to contact the on-site construction manager regarding working hours. Bugs Routine insect spraying is part of life in the tropics. If treatment is scheduled during your stay, a notice will be posted in advance. Please remove garbage daily and store all food in containers. Emergencies If you have a safety or medical emergency, please call 9-1-1. For any emergencies concerning your reservation or vacation rental, please call us at 408-677-6595. Pets There are no pets allowed. Smoking Smoking is strictly prohibited in all rental properties. Please be advised that there are new smokings Laws in the State of Hawaii which prohibits smoking in public areas and entire condominium complex properties, including all common areas. Disclosures and Miscellaneous Although this is generally a safe area, for crime prevention, be sure to lock doors when you leave or sleep. We are not responsible for theft, lost or missing items. You will have to contact the local police for assistance. Rates, taxes, and policies are subject to change without notice. Guests assume all responsibilities for risks associated with travel, activities, cars, etc including, but not limited to accidents, illness, inclement weather, drowning, traffic, and crime. We do not manage the condo complex. We have no control over closed facilities, complex improvements, and pest control. We will do our best to give you advanced notice as it becomes available to us.
